Double glazed windows Malta: price list and what moves it

The only Maltese figures anyone publishes for double glazing are a retailer's supply-only PVC list and a guide's per-square-metre aluminium estimates. Here is what each one covers, what it leaves out, and how the REWS 50% grant alters the arithmetic.

Searches for a "double glazed windows Malta price list" turn up very little, and what they do turn up is usually being read as something it is not. Two Maltese sources publish numbers. One is a retailer's supply-only list for ready-made PVC in standard sizes. The other is a trades guide giving per-square-metre market estimates for aluminium. Neither is a quote for your opening, and the gap between the two is where most of the real money sits.

This page sets out exactly what is published, says what each figure covers, and then explains what turns a supply-only number into a fitted one.

Published PVC prices: supply only, standard sizes

A Maltese retailer lists ready-made double-glazed tilt-and-turn PVC windows in white, delivered with no fitting:

Size (cm)Price, supply only
60 x 120EUR 169
80 x 120EUR 199
100 x 120EUR 259
120 x 120EUR 310
140 x 120EUR 319

PVC doors on the same basis:

Size (cm)Price, supply only
80 x 220EUR 509
120 x 220EUR 579

Read the conditions attached to those figures, because they do all the work. They are retail, supply only, delivery only, no fitting. They are ready-made standard sizes — the window is what it is, and your opening has to suit it. White only. If your aperture is 96 cm wide, none of those prices applies to you.

Published aluminium prices: a guide's market estimates

A Maltese trades guide publishes what it calls market estimates for aluminium work, supplied and fitted. It does not state whether VAT is included:

ItemGuide range
Standard non-thermal double-glazed aluminium windowEUR 200–450 per m²
Thermal-break aluminium windowEUR 350–700 per m²
Typical 2-panel sliding patio doorEUR 700–2,000
Fly screenEUR 40–120 per opening
Integrated roller shutterEUR 250–700 per opening

The same guide notes a site survey is often free. These are ranges wide enough to drive a van through, which is itself the honest finding: aluminium is priced by specification and opening, not by catalogue.

What turns a supply-only price into a fitted one

The retail PVC list is the price of a box arriving at your door. Everything between that box and a weatherproof window is extra, and in a Maltese house it is not trivial.

  • Made to measure. Shell-form property and older housing rarely give you a standard opening. Once the frame is made to your dimensions, the ready-made list stops applying altogether.
  • Removing the old aperture. Timber frames bedded into globigerina limestone, old aluminium screwed and plugged, steel frames mortared in — each comes out differently, and some come out with masonry attached.
  • Fixing and sealing into limestone. The fixing method, the packing, the sealing detail and the weather side of the opening are the difference between a window that works in a December gregale and one that does not.
  • Sills and making good. Plaster, render, internal reveals, paintwork, replacing or re-bedding a sill. This is often the line that surprises people most.
  • Glass upgrades. Laminated, toughened, obscured, acoustic or solar-control units all move the figure. The published lists cover a plain double-glazed unit and nothing else.
  • Height and access. Upper floors, narrow Valletta or Birgu streets with no van access, scaffold or hoist, carrying panes up a tight staircase.
  • Gozo. Every delivery crosses on the ferry, and that affects scheduling as much as cost.
  • Apartments. Condominium rules bind works to the common parts and to the external appearance of the block. Check before you order, not after.

There is one more constraint that can change the job entirely. Under DNO S.L. 552.08 Schedule I Class 1(ii), replacing apertures is permitted development unless it materially alters the character of the building. In scheduled buildings and buildings of conservation value, restorable original timber apertures must be retained and restored. If that is your house, you are costing a restoration, not a replacement, and none of the lists above is the right starting point.

We will not publish a fitted PVC price, because no credible Maltese source publishes one and inventing a range would make this page worse than useless. A fitted figure is quoted after the measure-up.

How the REWS grant changes the sum

The 2023 RIDG retrofitting scheme pays 50% of the total eligible cost, including VAT, capped at EUR 1,000 for retrofitted double glazing. It has been extended to 31 December 2026. It is first come, first served, and REWS may end it early by notice.

Those two numbers — 50% and EUR 1,000 — produce one crossover point worth knowing:

Eligible cost (illustrative arithmetic only)50%Grant paidEffective share
EUR 1,000EUR 500EUR 50050%
EUR 2,000EUR 1,000EUR 1,00050%
EUR 4,000EUR 2,000EUR 1,00025%

Below EUR 2,000 of eligible cost you recover half. At EUR 2,000 you hit the cap. Above it, the grant stays at EUR 1,000 and its proportional value falls. The figures in that table are arithmetic to show the shape of the cap — they are not quotes and not estimates of what your job costs.

The conditions that trip people up:

  1. Part A goes in before you purchase. Buy first and you are outside the scheme.
  2. The product and the retailer must be REWS-registered.
  3. The final U-value must be 3.7 W/m²K or better. This is a condition of the grant, not a general legal requirement for apertures in Malta.
  4. It must be your own primary residence — owner, or lessee of more than five years.
  5. The work must be fitted within six months.
  6. A five-year warranty is required.

Whether money remains in the pot is unverified; we have no source either way. Budget 2027 is due on 26 October 2026 and may change the position.

Three other schemes people still ask about are closed: the Birżebbuġa 2024 scheme, BCA Irrinova Darek 2026, and PA Irrestawra Darek 2026.

Getting from a list to a number for your house

Measure your openings and compare them honestly against the standard sizes above. If they match and you want plain white ready-made PVC, the supply-only list tells you the material cost and you still need to price fitting. If they do not match — and in most Maltese homes they will not — the lists are a sanity check, not a budget.

We survey and measure every job ourselves. From there it is delivered either by us as contractor, using CheckYourTraders-verified installers, or by a vetted partner who contracts with you directly, depending on the work and the location.

Start with the specification pages for PVC apertures and aluminium apertures, then use the calculator to frame a budget before the measure-up.

Common questions

Is there a published price for a fitted PVC window in Malta?
No. The only published PVC figures are a retailer's supply-only list for ready-made standard sizes, delivered with no fitting. Nobody in Malta publishes a made-to-measure fitted PVC rate, so a fitted figure is quoted after the measure-up.
How much does the REWS grant take off the bill?
The 2023 RIDG retrofitting scheme pays 50% of the total eligible cost including VAT for retrofitted double glazing, capped at EUR 1,000. Below EUR 2,000 of eligible cost you get half; above EUR 2,000 you get EUR 1,000 and nothing more. Part A must be submitted before you buy.
Do the aluminium per-square-metre prices include VAT?
The guide that publishes them describes them as market estimates for supplied-and-fitted work and does not state whether VAT is included. Treat them as a range to sanity-check a quote against, not as a price.
Can I replace my apertures without planning permission?
Under DNO S.L. 552.08 Schedule I Class 1(ii), replacing apertures is permitted development unless it materially alters the character of the building. In scheduled buildings and buildings of conservation value, restorable original timber apertures must be retained and restored rather than replaced.

What we could not establish

  • Nobody publishes a fitted, made-to-measure PVC window price for Malta — only supply-only retail figures for standard sizes.
  • No published price exists for a double-glazed unit on its own, i.e. reglazing an existing frame.
  • No published price exists for new timber persjani.
  • Whether RIDG funds still remain is unverified — the scheme is first come, first served and REWS may close it early by notice.
  • The published aluminium guide does not state whether its figures include VAT.
  • No source publishes a Gozo delivery or ferry surcharge for apertures.
